Sell&more, in partnership with a leading company in the Real Estate and property management sector, is seeking a Project Manager with proven experience in managing complex projects, particularly in the hotel industry, for a significant renovation of a hotel located in the Porta Maggiore area of Rome.
The ideal candidate will be responsible for end-to-end project management, ensuring adherence to timelines, budgets, quality standards, and safety regulations, serving as the main point of contact between the property owner, suppliers, and the construction team.
Main activities and responsibilities: Overall Planning and Coordination: Define and manage the project plan (timelines, costs, resources) from conception and design to closure.Coordinate all project phases: executive design, procurement, execution, and commissioning.Interface with all internal and external stakeholders (property owners, project management, safety coordinators, contractors, suppliers, public authorities).Technical and Quality Management: Ensure work compliance with specifications, detailed drawings, current regulations, and quality standards.Supervise physical progress on site, promptly resolving technical and operational issues.Manage non-conformities and changes during construction.Maintain proper project documentation management.Economic and Contractual Management: Monitor project budget, costs, and manage accounting of works.Manage contracts with suppliers and subcontractors, ensuring compliance with agreements.Analyze and approve progress reports (SAL).Safety and Permits Management: Ensure strict compliance with workplace safety regulations (D.Lgs.
81/08) on site.Supervise activities of the Safety Coordinator during execution (CSE).Manage and monitor the acquisition of all necessary permits and authorizations (building, environmental, fire safety, etc.)
in coordination with relevant authorities.Education: Degree in Civil/Building Engineering, Architecture, or Management Engineering with specialization in construction.
Experience: Minimum 7-10 years as a Project Manager in the construction sector, with at least 3-5 years in complex renovation projects within the hotel/hospitality industry.
Experience with heritage buildings or in dense urban contexts is a plus.
Collaboration via VAT number - €50,000 to €60,000 annually to be invoiced.
