Opportunity Our Client is a growing International Investment and Asset Management company in the Real Estate market. Scope of the role: Due to the expansion of the local team, we are looking to hire a Senior Project Manager so to enhance the activities in Italy. Responsibilities To formulate, implement and manage technical projects relating to company portfolio of managed assets in accordance with business plan; Supervise the multidisciplinary activities that involve design, urban planning / construction, project management; Manage tenders in coordination with project managers and law firms; Recommend and instruct third party planning consultants; Supervise the procedures for obtaining building permits; Coordinate and monitor the construction phases; Support the management of orders and payments related to the design and construction activity; Oversight and management of third-party technical property managers; Formulate detailed technical works specifications, timelines and cost budgets relating to asset enhancement initiatives and CapEx; Devise, implement and oversee general repair and maintenance works, and technical aspects of annual service charge budgets (including reconciliations); Ensure company assets remain safe and fit for purpose from a technical perspective (building regulations, safety standards, fire, etc.); Drive implementation of ‘smart CapEx’ i.e. CapEx deployment which positively contributes to the sustainability ratings of company assets; Regularly visit company project sites, taking a ‘hands-on’ approach to delivery of technical services; Negotiation with external advisors for engagement documentation including fees, scope of works, general terms; Conduct technical meetings within the scope of role and attend wider team meetings as a technical/project management representative for the company, with both internal and external stakeholders; Build and maintain relationships with tenants, suppliers, advisors, contractors and engineers; Responsible for the Technical Due Diligence process during acquisition – coordinating advisors, reviewing reports, making works / costs recommendations to be included in asset underwrite; Responsible for accurately preparing technical data rooms in advance of sales processes and responding to subsequent purchaser queries. Skills Bachelor or Master’s degree in technical field (Engineering or Architecture); 6-10 years post qualification experience in technical / project management role, both in the analysis and execution of CapEx programmes, gained in engineering/ architecture/project management firms or construction companies; Proficient in English language – verbal and written; Experience of varied asset types and sectors – office, logistics, residential, hospitality; Detailed working knowledge of budget forecasting tools such as Yardi, Argus/Circle and MS Office including Excel; Working knowledge of Yardi.
